The developer behind rejected plans for student towers next to Deptford Creek is trying again with plans for smaller buildings.

Early planning documents show that Your Tribe wants to build two blocks of 13 and nine storeys on the Deptford side of the creek, next to Millennium Quay.

Plans for 13 and 17-storey towers were thrown out by Greenwich Council in June last year, and a planning inspector rejected YourTribe’s appeal, on the grounds that the development would cause serious harm to views from Greenwich’s historic town centre .

Much of Greenwich town centre is a world heritage site, and there have been increasing worries about the effects that new towers will have on that status after Unesco revoked Liverpool’s designation in 2021.

Your Tribe’s latest plan envisages about 390 rooms on the site at Clarence Road, historically known as Crown Wharf but currently occupied by a low-rise 2000s development called Greenwich Quay. The original plan had nearly 600 rooms.

Details emerged in a document asking the council if a full environmental impact assessment would be needed for the scheme. A full planning application is likely to follow at a later date.

Your Tribe, which is closely connected with the developer Aitch, already operates student rooms in other parts of southeast London, including elsewhere in Deptford at Childers Street.

It also has permission to build student homes at Sun Wharf, further down the creek, and on the Greenwich side at Ravensbourne Wharf, where a 27-storey block is planned.  Also in Greenwich, Your Tribe is also planning blocks next to the Silvertown Tunnel entrance.

Last week Lewisham councillors rejected plans for a 30-storey tower and other buildings on the old Lewisham College site at the other end of Deptford Creek; Greenwich councillors deferred a decision on the parts of the scheme on their side of the border.
