A developer has applied to build a house behind the beer garden of one of Greenwich’s best-loved pubs, just months after a planning inspector threw out a similar scheme to build behind The Vanbrugh.

Hamna Wakaf Ltd wants permission to build a 3-storey property on land between the beer garden and Vanbrugh Hill. Developers have made several attempts to build on the land since the 1970s.

In August, a planning inspector rejected an appeal against Greenwich Council’s refusal, stating that the house would have too small a garden. Hamna Wakaf has now returned with a smaller house and more outdoor space.

Greenwich Council planning officers had recommended the most recent plan be approved, but a determined campaign by neighbours, pub regulars, local MP Matt Pennycook and local councillors saw the scheme rejected when it came to a planning committee.

When the scheme went to appeal, the planning inspector did not see a threat to the future of the pub, writing: “Potential future residents would be aware of the relationship between the house and the beer garden and in the absence of evidence to the contrary, I am satisfied that it would be an acceptable one, not uncommon in urban areas.”
